All you need to know about Buyers Agent

What is a buyers agent?

A buyers agent represents you, the one who is buying the home, hence the name “buyers agent”.  They work for you, the buyers agent is there to help you through the entire homebuying process.  This can include anything from finding homes that fit your needs, to negotiating prices, to helping with the paperwork.  So what does a buyers agent do exactly?

What are the responsiblities of a buyers agent?  A buyers agent is a fully licensed real estate agent has many responsibilities,  yet their ultimate goal is to help you find and purchase the perfect home. 

Our process is 100% compliant with the Queensland Government legislation governing real estate transactions.  “The appointment of a buyer’s agent is by the Office of Fair Trading Property Occupations Form 6.  We manage and complete the document with you.  This Form 6 is an exclusinve legal authority between you and us (as the buyer’s agent) to buy property on your behalf.

To do this, Buyer’s Agents  will:

1. Search for homes that fit your needs.

This can involve anything from looking at online listings to driving around neighbourhoods that might be a good fit.

2. Present you with a number of homes that suit you until you see one you like.

If you are interstate or overseas, the buyers agent can also send you videos or give you a virtual tour of the properties you’re interested in.

3. Have access to properties that are not yet on the market.

This menas that you can get fantastic buying opportunities, as you are not competing with buyers in the general public.

4.  Negotiate prices

Once you see a home you like, the buyers agent will help you negotiate a fair price with the seller.  That takes the stress and emotion out of the negotiating process for you, and you’ll generally end up with a better price than if you were negotiating yourself.

5.  Assist with the paperwork 

There is a lot of paperwork involved in buying a home, and a buyers agent can assist you to make sure everthing is in order.

6.  Have your best interest in mind

Above all, a buyers agent will have their buyer’s best interests in mind.  This means being honest about homes that they think might not be a good fit, being transparent about any fees they may be charging, and making sure the entire home-buying process goes as smoothly as possible.
